The apartment community is ideally located in the Washington Township submarket, on the north side of the city. The property is in very close proximity to Broad Ripple, Castleton, Keystone at the Crossing and a short drive to Downtown Indy and the employment corridors to the Northeast. The seller was represented by Tikijian Associates.
Dayton, OH–December, 2017– Barratt Asset Management acquired Mad River Apartments, a 302-unit, garden-style community located in Dayton's south suburbs. Mad River is ideally situated adjacent to the Dayton Mall, the metro area's main regional retail destination. The property is near both primary thoroughfares and Interstates (I-75, I-675, SR 725, and SR 741); making for an easy commute to some of the region's largest employers. Interestingly, Mad River is less than five miles northeast of Austin Landing, which is Dayton's newest Class A mixed-use development with 1 M+ SF of space completed, under construction, or in the planning phase (2,200 employees). Evansville, IN–September, 2017– Barratt Asset Management has acquired Abbey Court Apartments, a 250-unit garden style community located on Evansville’s Eastside. The apartment community is surrounded by the city’s highest concentration of employment centers as well as premier shopping, dining, and entertainment options. Further, the property benefits from access to the Lloyd Expressway and Green River Road (the two most critical retail and employment corridors in Evansville). The seller, Samaritan Companies, were represented by Chris Bruzas and Alex Blagojevich of Berkadia Real Estate Advisors.

Muncie, IN–April, 2017– Barratt Asset Management’s latest acquisition, Walnut Manor/Fox Brook Apartments, is a 161-unit garden style community located in Muncie, Indiana. Muncie is located 58 miles northeast of Indianapolis and the city is home to Ball State University, with total enrollment of 21,196. The property is just minutes from the university, IU Ball Memorial Hospital, Cardinal Greenway, Muncie Mall and Interstate 69. Walnut Manor/Fox Brook was built in 1996/2002, the property consist of 14 residential buildings and a leasing office/clubhouse. The sellers, Birge and Held, were represented by Michael Wernke of Resource Commercial.
Indianapolis, IN–February 27, 2017– Barratt Asset Management was named the 22nd largest property management firm in Indianapolis by the Indianapolis Business Journal. The IBJ released a list of the top 25 largest property management firms in Indianapolis and BAM secured the 22nd spot with 1,512 units. BAM’s acquisition of Lexington Green/Villa Capri, Oakdale Square and Woods Edge Apartments and Townhomes have contributed significantly to their leap in growth.
Bloomington, IN–January, 2017– The 200-unit garden style community was built in 1972, and is located at 1655 S Oakdale Dr, Bloomington, IN, adjacent to Interstate 69 providing easy access to the Bloomington metro area. The property is conveniently located less than four miles from Indiana University Bloomington. This is BAM’s third acquisition in the last 10 months as they continue to grow their portfolio.
The seller, Justus Companies, was represented by Chris Bruzas and Alex Blagojevich of Berkadia. Justus was the original developer of Oakdale Square and has owned and managed the property for over 40 years.
